City Monitor  |  For towns, villages, small cities and HOAs

Take full control over your town’s STRs.

Know which homes are being rented.

City Monitor finds the short-term rental listings inside your boundary — a town, a village, a small city or a community association — verifies the addresses and gives your staff one working system for registration and complaints.

Find listings. Verify addresses. Manage registrations. Built for small towns with limited staff.

Who City Monitor is for

Towns, villages and small cities

Find the rentals inside your boundary, verify the addresses and run registration and complaints with one contact person and no new staff.

HOAs and community associations

Your community has its own rules and its own boundary. City Monitor does for an association what it does for a town. A homeowners’ association in Arizona uses it today.

Why most small towns stall

Your town has rental rules. Do you know which properties are renting?

Listings are spread across Airbnb, Vrbo and Booking.com. Street addresses are often hidden. Matching them to your registration list takes time your staff may not have.

City Monitor brings the search, address verification and registration records into one working system — with personal support from STR Monitor.

What we do for your town

Find rentals across major platforms

We scan Airbnb, Vrbo and Booking.com for listings inside your boundary.

Verify the property behind the listing

Each listing is matched to an address and parcel in your records. Uncertain matches are reviewed by a person and stay marked unresolved until verified.

See what matches your register

Your staff see at a glance who has registered and who has not. We count properties, not listings.

Make registration easier for owners

Owners fill in a short web form and get their registration number straight away.

Keep complaints and evidence together

Residents report problems through a form with photo upload, and each case is followed to a resolution.

Keep your rental inventory current

The registry is checked against a fresh scan each month, so new and removed listings are caught.

Every rental on one map

Your staff see the rentals inside the town boundary on a single map, and tell at a glance which properties are registered and which are not.

No spreadsheets passed around, and no clerk searching three websites with a spare hour.

We do the monitoring. Your town stays in control.

We handle

  • Scanning the platforms for listings inside your boundary
  • Researching and verifying addresses
  • Building your map, registry, registration form and complaint form
  • Keeping the overview up to date

Your town decides

  • What registration requires
  • What to charge, if anything
  • Whom to notify
  • When and how to enforce

Name one contact person. That is all. Your town does not need a dedicated employee for finding short-term rentals.

How it works

  1. AgreeYou name one contact person and send us your ordinance, your boundary and any existing permit list.
  2. We set upWe build your map, registry, registration form and complaint form.
  3. We run itWe scan every month, match addresses, update the registry and handle complaints.
  4. You decideYour town decides what to charge, whom to notify and when to enforce.

Registration and fees

Towns usually combine a one-time registration fee, a yearly renewal and, where state law allows it, a lodging or occupancy tax. State law decides what a town may require and charge, so the town attorney should review the program before it starts. We do not give legal advice.
